  • Locate potential tenants by advertising through all the various channels, and direct contact with agents and other relevant parties

  • Locate the most suitable tenant and perform a background check.

  • Manage negotiations with the tenant and have a binding lease contract drawn up

  • Take receipt of guarantees and collateral.

  • Settle tenant into property and transfer municipality tax and other payments to tenant’s name; negotiate with municipality and relevant council to identify all valid rights and exemptions on the property.

  • Locating a suitable property for investment, as per request by client.

  • Review a business plan for the property and conduct a feasibility evaluation.

  • Assist in finding the right funding for the purchase of the property.

  • Refer client to an accountant and a lawyer who specialize in the field, as per client's request.

  • Manage company or legal entity with rights of ownership on a property.

  • Manage bank account for collection of rent for a managed property.

  • Ongoing operation of legal entity

  • Company, limited company, partnership, association, and so on.

  • Handle all tax and VAT-related matters vis-à-vis a CPA.

  • Handle matters vis-à-vis banks.

  • Prepare reports for clients.

  • Ongoing handling and solving of any problems raised by the tenant

  • Collect rent, Coordinate and handle all contact with professional contractors, if or when necessary.

  • Conduct follow-up visits to the property to ensure that the tenant is maintaining and looking after the property satisfactorily.

  • Property insurance against all requisite risks, as per reviewer recommendation.

  • Negotiate extension of lease agreement in a timely manner. Replace tenants.
